1. Application of Terms

These Terms and Conditions apply to the provision of all construction, renovation, and extension services provided by Vertex Builders Ltd to the Client. By accepting a quotation or allowing work to commence on site, the Client agrees to be bound by these terms.

2. Quotations and Pricing

All quotations are valid for a period of 30 days from the date of issue. Prices are based on the visual inspection of the property and the information provided by the Client. If unforeseen structural, groundwork, or utility issues are discovered during the build that require additional work, Vertex Builders reserves the right to revise the quotation. Any additional costs will be discussed and agreed upon with the Client in writing before proceeding.

3. Client Responsibilities

The Client agrees to provide Vertex Builders with reasonable access to the property during agreed working hours (typically Monday to Saturday, 8:00 AM - 6:00 PM). The Client is responsible for ensuring that all personal belongings, furniture, and valuables are adequately protected or removed from the working area prior to commencement.

Unless explicitly stated otherwise in the agreed project scope, the Client is responsible for obtaining all necessary planning permissions, building control approvals, and party wall agreements prior to the commencement of work.

4. Payment Terms

Payment schedules will be detailed in the initial quotation/contract. A standard project schedule typically requires:

• A deposit to secure the booking and cover initial material costs.
• Staggered progress payments made at agreed milestones (e.g., completion of groundworks, watertight stage).
• A final balancing payment due upon practical completion and final client sign-off (snagging).

Late payments may result in the suspension of work until the account is brought up to date.

5. Liability and Warranties

Vertex Builders holds comprehensive Public Liability Insurance. We guarantee all our structural work for a period agreed upon in the final contract. This warranty does not cover damage caused by standard wear and tear, extreme weather, lack of maintenance by the Client, or alterations made by third parties after handover.

6. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising under or in connection with these terms shall be subject to the exclusive jurisdiction of the English courts.
